Research On The Application Of Social Work In Residential Property Management

Property management is an important part of urban management in modern society.The purpose of property management is to provide a comfortable,clean and harmonious living environment for the residents.However,nowadays,the problem of property management is more common in urban areas,how to strengthen the management of residential property,resolve property disputes and contradictions become an urgent problem to be solved.This paper selects the M community as the research object,the author carried out many household surveys on the District,conducted interviews and questionnaires to the owners,also visited the residential property companies,property management companies and personnel exchanges,after investigation,understand the basic situation of M residential property management.There are three chapters in this paper,the first chapter introduces the basic situation,including the residential area built,covers an area of,the number of guests,small infrastructure,followed by the property company and the basic situation of residential property management.The second chapter is the existence of residential property management and the reasons for the problems,through investigation,the author summarizes the owners reflect the problems that problem concentrated in the following areas: property companies for residential facilities,housing maintenance is not timely,management is not in place,and the owners of disputes in property fees charged,the home owner's association is not running specification.Secondly,the reasons for the existence of M residential property management problems,including small hardware facilities,property management system is not perfect,the lack of understanding of the relevant knowledge of property management,owners of excessive emphasis on personal interests,lack of self-discipline,to the owners of the committee to play the role.The third chapter is the application of social work in the area of property management,the main analysis of the social work involved in residential propertymanagement advantages,including methods advantages and role advantages,social workers can bring the case,group and community three working methods in the areas of property management,to enhance the property owners between the company and the contact,coordination property the disputes and conflicts,to assist owners to resolve the problem areas of.In this,social workers can play the role of the guide,coordinator and educator.The social work methods and skills and property management combined,that social workers mainly from the following several aspects to help solve the issue of residential property management includes activities in the area of property management,the popularization of knowledge to the residents,the relevant legal knowledge.To carry out a number of outdoor activities and group activities to enhance the relationship between property companies and owners.To assist the property company to solve the problems of the community,including the collection of property fees,the owners of the improper behavior of persuasion and suppression.The use of the Internet for the property company,the owners,the industry to provide a platform for communication between the board,I hope that through these measures,to improve the management of residential property issues.
