Study On The Regulation Of Property Service Charges

Property services and the public's daily life have directly affect the public's quality of life, which is the focus of many scholars, and is the key to construct harmonious society part. From the perspective of property Service Corporation, property prices directly affect the company's income; property service quality level of property prices and the owners to enjoy the closely related. However, at present the phenomenon exists generally charging property services disputes many city in China, about the realty service escalation for the hot social issues. Therefore, the government regulation on the property service charges, and construct a perfect, scientific and reasonable property service charge system, the rational allocation of resources to achieve the property services property services market mechanism, has the theory significance and the social significance.According to their theoretical level work experience and learn, starting from the concept of property services, property services development course combing our charge management, and taking Yuhang District of Hangzhou city as the research object, analysis on the status quo of Yuhang District, the property service charge, needle to study the existing problems in the process of government regulation, and puts forward some countermeasures of strengthening property service charge regulation.In this paper, including the study contents three parts:firstly, basic theories, which contains the first chapter and the second chapter, mainly introduces the development course and the present situation of research on the topic of the research background and significance, research status at home and abroad, this paper and property services, property services, property services fees and property services charges in China the management system, to lay the theoretical foundation for this study; secondly, analysis part, which contains the third chapter, taking Yuhang District of Hangzhou city as a case study, analysis of property service charges by the government supervision status and the existing problems; thirdly, the suggestion part, which contains the fourth chapter, study the advanced of property service management experience, and then puts forward some countermeasures for strengthening the supervision of property service charges.
