After more than ten years of rapid economic growth, the Chinese society has accumulated a lot of wealth. With the new government's new economic policy, China's economic growth is being slow, China is now showing a "new normal" economy swells. The real estate industry as the pillar industry of China's economic development in the recent 20 years has been attracting the attention of government and a large number of corporate investors, and spends a lot of human resources, material resources and financial resources. the real estate industry plays an important role in the economic prosperity of China in the past 20 years. With the rapid development of China's real estate industry, some problems appear, for example, high speed of economic development must take a series of new problems, but for some conservative management decision makers, they can't keep pace with The Times and cannot proactive management, their method to respond these problems is often not satisfactory, these problems are restricting the takeoff speed and quality of real estate industry. The remarkable problem in these problems is that the cost management issues, many real estate developers focus too much on its total profit, and ignore the huge cost of human resources, material resources and manpower input, etc., although in this case it still has considerable profit ability, it cannot be effective and reasonable in cost control. If the SYXR company implements the effective cost management method, it will be bound to make corporate profitability to the next level, the cost management of real estate enterprises can not only reduce the manpower cost, raise its profitability, but also lean implementation flattening its organization, and further enhance the overall management ability of the enterprise.Therefore, for China's real estate company, understanding its cost structure and cost management methods, identifying and studying on its own cost management in each stage of production and construction, emphatically analyzing the reason of problem, putting forward the effective cost management commission strategy and implement are particularly necessary.This thesis is for the current cost management methods in SYXR company real estate development project, based on the study of China's real estate development industry cost management method, according to the foreign successful management experience on cost management from real estate development enterprise, the current problems in SYXR company existing in the current total cost management method is given. In particular, the reasons are analyzed why SYXR company is lack of real estate development project cost management theory, cost management plan, the cost supervision system, method of cost control and cost management talent, and then the despondence strategy for these problems is given, specifically, for cost management system of organization, cost management business process and human resources, the cost management capability improvement strategy in SYRX company is given.
