At present, our country is in the process of rapid urbanization, housing demand will be for a period of time to maintain a higher level. Promoting the development of housing industrialization is to promote mutual fusion of new urbanization and new industrialization, transformating the developing model of urban construction and rural construction, to promote energy conservation, emissions reduction and regional economic development, realizing the important measures for construction industry transformation and upgrading.Since 1994, China formally proposed modern building, few residence built by the way of industrialization. The cost is a great influence on housing industrialization development, has become the bottleneck of the development of housing industrialization. Due to the high cost of the construction phase, there are very few businessmen active to invest residential industrialization. Therefore, through comparative analysis research, it is necessary to conclude that the long-run cost of the industrialization residence has advantage, in order to promote the development of housing industrialization. In this paper, from the housing industry development at home and abroad and the cost of housing industrialization status of the research, reviewing and summarizing the whole life cycle cost theory at home and abroad; Then system analysis of the housing whole life cycle stages:the early stage of the planning stage, construction stage and operation maintenance and demolition recovery phase of the cost of each component, and put forward to calculate the cost of each stage of the net present value method is used for the industrialization of residential whole life cycle cost analysis;through empirical analysis the whole life cycle cost of hefei district ordinary housing and residential industrialization implementation, found within the whole life cycle of projects, the industrialization of residential significant cost advantage; through collecting data and analysis to find out will affect the cost of our country industrialization residential 12 influencing factors, establishing index system, through survey expert practitioners, universities, government by the questionnaire, the weight of each index are determined by using analytic hierarchy process (ahp), then use fuzzy comprehensive evaluation method to judge the industrialization of our country housing whole life cycle cost in better level; finally summed up to explain how the relevant government departments from the perspective of life cycle cost to further promote the development of housing industrialization.This article through to the industrialization of residential whole life cycle cost analy sis, highlights the industrialization of residential long-term economic benefits, to pro mote the development of housing industrialization in China has a positive meaning, as to provide a theoretical basis to promote the development of housing industriali zation.
