Modern service synthesis is the senior forms of service projects,is the core of service industry group.At present,the network of social service market relying on the urban community service has got initial results.The scale of social services in domestic large and medium-sized cities and central city is also growing,and the service function is gradually completed.However,the professional social service market for the urbanization construction is still in its initial stage,and the construction of the modern service industry complex is also at the exploration stage.Since the 18 th century,the prototype of the commercial service began to appear in the developed countries.With the development of science and technology and the improvement of living standards,the supply of urban commercial service complex is relatively mature.Demand for modern service industry in China is not only large,but also changes quickly.In the construction of domestic services complex,community services complex of “15 minutes for the convenience of life circle” and pension services complex are highly praise.Based on the study of the integrated housing project of Hangzhou ZR Industrial Co.,LTD.,the paper systematically elaborates the construction of the project,functional layout and specific solutions,and analyze and evaluate the economic benefit and risk.The study found that the project has a certain profitability,high ROI and minor risk.As long as the firms control the cost and sales income within a certain range,that the project is feasible can be ensure.Increasing sales and reducing operating costs can be obtained relatively large increase in profits.Finally,risk mitigation strategies are proposed according to the results obtained from three aspects of exogenous risk,endogenous risk and procedural risk.
