Comparative Study Of The Real Estate Industry Sustainable Development In Yangtze River Delta

The Yangtze River Delta region is the most economically developed area in China with the highest degree of urban concentration.Great labors,land and capital have been devoted into the Yangtze River Delta region along with its rapid development in the real estate,which has contributed to the economic growth to some extend.As the new urbanization steps up its pace,there must be far closer relationship between the development of cities and the real estate.And there is no doubt that the sustainable development of the real estate will cast great influence on the sustainable development of cities.So sustained and steady development in the real estate industry should be the norm.Up to now,the Yangtze River Delta urban agglomeration system has been relatively consummate.Rational division of labor among cities of all levels makes it easy to give full play to the overall advantage of the city belt.However,as our country’s economic has gradually moved into the New Normal,great changes can be seen in the real estate.Through the correlation analysis of the current condition of the Yangtze River Delta region and its sustainable development capacity,combined with specific variable indicators which are micro and understandable to reflect conditions of resource utilization,environmental protection,social progress and economic development.Then,the paper analyzes 26 cities’ real estate development in this region on their comprehensive ability and main evaluation factors through the factor analysis.It mainly comes out two conclusions.One is that since the real estate in the Yangtze River Delta region is a typical representative in China,the macro-analysis on its sustainability can be evaluated through the micro-analysis on phenotype indicators and quantitative analysis method.Another is to get conclusions on comparisons on all cities through empirical analysis,which means achieving ranks of those 26 cities’ real estate sustainability through their comprehensive abilities,average score places of the real estate sustainable development in three provinces and one city.Finally,the paper compares and analyzes that from the point of resource utilization,environmental protection,social progress and economic development,Hefei,Nanjing,Hangzhou and Shanghai perform correspondingly noticeable well in its real estate sustainable development.
