With the acceleration of urbanization and the development of industrialization, the prefabricated building is put into a new development wave,which is high-efficiency, energy conservation and environmental protection. And building industrialization reform makes the construction enterprises whose profitability is not ideal face the new challenges.Construction enterprises,who want to achieve the construction goal under the new situation and to go along with the new development of the industry in the fierce competition and impregnable, can no longer just limit to traditional ideas- "low price,the winning bid, high price the settlement".Instead, the concept of "risk" should be introduced into the process of project cost management. Which helps to guarantee the realization of the expected profit target and promote enterprise's development ability. Based on the perspective of construction unit and in combination with the project cost risk management basic theory and fabricated practical engineering cases, this paper focuses on the project cost risk of the prefabricated concrete residential building.(1) Compared the prefabricated reinforced concrete buildings with the traditional concrete construction of residential buildings in the construction process, the cost index, etc, we can get the characteristics of engineering cost management of the prefabricated concrete residential building. Based on the project cost and risk management elementary theory, this paper expounds the basic steps of the prefabricated concrete residential building construction cost risk management process;(2) Using the method of work breakdown, combining with the prefabricated practical field investigation, identifying the prefabricated concrete residential building project cost risk factors, and analyzing the risk factors;(3) On the principle of gray clustering and analytic hierarchy process (AHP), constructing the precast concrete evaluation index system of project cost risk factors of residential buildings, determining the risk level of evaluation standard and forming evaluation model of the analytic hierarchy process, which is based on gray clustering.(4) Taking the Blue Sky Project in Changsha as an example, which is an affordable housing project, the project cost risk evaluation model is applied to the practical engineering project evaluation, which tests the feasibility of the evaluation method.
