With the rapid advancement of urbanization and residential industrialization,prefabricated houses as a technical means to realize green buildings and building energy conservation has become a new trend in the development of the residential industry.The development of prefabricated houses in the country has made great progress,but there is still a large gap compared with developed countries such as the United States,Japan,and Sweden and etc.Among the gaps,high cost is one of the important reasons that hinder the rapid development of prefabricated houses in China.This paper analyzes the housing industrialization theory and the cost structure of prefabricated houses through methods such as literature review and survey interviews,takes prefabricated PC structure as research object to construct prefabricated cost influencing factor evaluation systems to identify important factors,and proposes corresponding cost control measures based on factors with different degrees of influence in order to improve the level of cost control of prefabricated houses in the industrial chain and promote the rapid development of prefabricated houses in China.First of all,according to the development background of prefabricated houses,the development trends and obstacles of cost of prefabricated houses,cost factors,the application of humanistic thinking in housing are reviewed.And this paper elaborates the domestic and international development process of residential industrialization,prefabricated houses and costs,the development and concept of project cost management theory and the theoretical connotation of related methods.Secondly,Based on the combination logic of project cost management theory and the cost of prefabricated housing,a theoretical framework for evaluating the impact factors of prefabricated housing costs is constructed.Based on the theoretical framework,this paper,through literature review and questionnaire survey,uses WSR theory as the classification standard.And from the three aspects of social environment,technical characteristics and organizational management,from the four stages of decision-making,design,production and transportation and construction,it is summarized into 20 prefabricated houses cost factors of the core and upstream companies.Then,the differences and commonalities between the DEMATEL and ISM models,the theoretical basis and advantages of the application of the integrated DEMATEL-ISM model,and the steps of model construction are described in detail.Based on this,a multi-level hierarchical structure model of influencing factors of fabricated living cost is constructed.Combined with the calculation results,this paper analyzes the importance and correlation of factors to determine the deep,middle and surface causes of prefabricated house costs.In result,the main influencing factors are environmental factors and technical factors.Finally,based on the analysis results of the multi-level hierarchical structure model of the influential factors of prefabricated houses costs,combined with WSR theory,this paper,from the ten aspects of government,market,technical system,standard specifications,design,production,construction,assembly decoration,talent team and project management,put forward related suggestions on cost control of prefabricated houses.
