Since our country entered the aging society,the degree of aging continues to deepen,speed is accelerating.According to the Statistical Bulletin on Social Services Development in 2015,as of the end of 2015,China’s population aged 60 and above was 22.2 million,accounting for 16.1% of the total population at the end of the year,up 4.5% over the previous year.According to the United Nations Population Program,China’s elderly population will increase at an annual rate of 8 million people,by 2050,the proportion of the elderly population will reach 30.8%.Relatively speaking,the city due to relatively complete medical system and low infant birth rate,its aging degree far exceeds the national average.The aging of a series of pension issues has attracted more and more attention,and housing as the main carrier of the elderly pension,with the aging of the elderly and the degradation of physical function,the degree of dependence on housing gradually increased,Its importance has become increasingly prominent.Because of its enormous demand potential and good development prospect,the old-age housing industry has gradually been separated from the real estate industry.In recent years,it has set off a large-scale staking ground to build large-scale high-grade elderly community.So,the current development pattern of aging housing industry can adapt to the aging needs of our aging population,with the increasing aging population in China,the old residential industry should take what path of development in order to sustainable,large-scale development is worthy of our attention problem.Based on the data of CHARLS in 2013,based on the analysis of the development pattern and current situation of the old residential industry,this paper uses the binary logistic model to analyze the living preference of urban elders and its influencing factors,And puts forward the development path and policy suggestion of the urban aged housing industry in our country.The results showed that:(1)The living preference of urban elders showed obvious habit dependence and dependence on community interaction,and the elderly were more inclined to provide for their own long-term residence and familiar environment.Then the large-scale rise in the past two years in the suburbs development of large independent elderly residential community is not suitable for the public pension.(2)Long-term living with their children,the children have the economic dependence of the elderly are more inclined to choose the future pension and living with their children,good living conditions of the family will also be more inclined to live with their children.Studies show that the family is always the most dependent environment for the elderly and that living with the family meets the needs of the majority of older persons.Finally,based on the conclusion of this paper,this paper puts forward the idea of the development of urban old-age residential industry in China,and puts forward some suggestions on how to develop the urban old-age residential industry from the enterprise and the government.From the enterprise level,the new general commercial housing,should take full account of the family pension for the functional design and spatial layout of the demand;new professional old residential,should be located in the high-end crowd,with unique health,pension products as a selling point;Further,full attention is paid to the aging of existing homes to meet the needs of the aging population in a familiar environment.From the government level,we should pay attention to the needs and status quo of the old-age group’s old-age pension,and use the policy tilt to guide the enterprises to participate in the transformation of the old-age housing.Adhere to social welfare socialization,pay attention to the participation of enterprises in policy support,especially policy support operability.
