In recent years, China's economic and social development has made rapid progress, the residents living standards have markedly improved, housing has become the first solve the problems of ordinary people, which makes people demand for commercial housing increased, thus promoting the rapid development of the real estate industry, the real estate industry in the national economy plays an increasingly important role, has become the the pillar industry of our national economy. But the real estate industry is a capital intensive industry, has the characteristics of a long development cycle, high investment risk, high rate of return, these characteristics determine the real estate industry is facing a huge financial risk. In the international financial environment changing background, coupled with China's financial system is not perfect, the national policy on real estate has also been adjusted,how to effectively avoid the financial risk in the process of development, which is of positive significance for that the real estate industry in China is fast and healthy development.In order to analyze the problem of financial risks of real estate enterprises in China, this thesis firstly reviews the research on early warning of financial risk at home and abroad, then the relevant concepts about the financial risk and expounds the causes, combined with the characteristics of China's real estate industry analysis of the financial risks of real estate enterprises in China, and then focuses on the establishment of system financial risk early warning of China's real estate enterprises, firstly, selecting the listed real estate companies for the study sample, through a combination of financial indicators and non-financial indicators, the selection has significant difference in the index, and analyzed the principle of information loss minimization based on the factor analysis, the formation of a new variable and continue to analyze, finally established using factor analysis based Z early warning model and Logistic regression model, and analysis. Finally, proposed our country real estate enterprise financial risk prevention countermeasures and suggestions. This thesis aims to establish a set of practical financial risk warning system, providing substantial help for the real estate enterprise financial risk prevention.
