Wuhan has entered the stage of an aging society,and the proportion of the elderly population continues to rise,the existing pension institutions and facilities for the elderly have been unable to meet the growing older,growing diversity of pension demands urgent need to address the elderly pension housing problem.With the sustained social and economic development and the improvement of people's living standards,the potential demand for pension institutions in the market in part by the growing number of pension estate to bear.As the real estate market segments,pension estate in Wuhan City,only in its infancy,governments need to adopt policies to guide its foster a favorable investment environment to help third parties to participate in the pension business in the past,share the pension pressure?Objective:The Pension Real Estate Investment Environment in Wuhan City as the research object,the Yangtze River economic belt in the remaining 34 cities as samples for comparison,Wuhan real estate pension comparative study to identify its needs further improvement,from public administration perspective given its recommendation for the government to provide policy guidance reference area.Methods:From the population structure,the level of macro-economic development of society,the proportion of tertiary industry,the level of real estate market development,consumer ability,health care conditions six aspects,taking the Yangtze River economic belt 35 cities as samples by hierarchical clustering analysis methods were studied.Results:Chizhou,Yueyang,Anqing,Jingzhou,Yibin,Yichang,Huanggang,Yellowstone,Panzhihua,Ezhou,Xianning,Luzhou,Jiujiang belong inappropriate development endowment estate city;Zhenjiang,Changzhou,Jiaxing,Shaoxing,Huzhou,Wuhu,Ma'anshan Tongling,Hefei,Yangzhou,Taizhou,Nantong,Ningbo,Zhoushan belong to pension real estate investment environment have a certain potential of the city;Wuhan,Chengdu,Suzhou,Wuxi,Nanjing and Hangzhou are more suitable for their development endowment estate city;Shanghai,Chongqing pension suitable for the development of real estate belonging to the city.Wherein Wuhan City real estate investment environment in the pension,there is still room for improvement in the following three points:First,Wuhan ignoring the pension estate planning issues related to land in the urbanization process;second,macroeconomic aspects of society,an aging population gaps in income levels,the government's economic support to aging industry is limited.Third,medical conditions,to provide old-age real estate healthcare personnel number and professionalism are insufficient.Conclusions:First,the government may endowment estate land in urban planning,the integration of land resources for real estate investors in the pension obtained land use rights to give policy support to reduce their development costs.Second,on the basis of existing policies,to further improve the pension given to real estate development,business entities operating subsidies and subsidies for the construction,on the one hand to reduce the pension estate operating costs,it also subsidizes the elderly stay pension real estate economic overhead.Third,the government should actively guide real estate developers and medical institutions to cooperate fully,to better achieve health support combined pension estate.
