Affordable housing is a significant part of the housing market.It is the complement to the commercial housing market.In recent years,the commercial housing market continued to be attractive which makes affordable housing play an increasingly important role to undertake the task of housing security.After years of development,the construction and management of China's affordable housing starts from scratch,and is moving towards a reasonable and efficient goal.However,due to the lack of experience in the late start,the construction and management model of affordable housing is relatively old and inefficient,and there are many problems in the actual operation process.Therefore,how to protect the housing construction and management of the appropriate optimization,improve operational efficiency,is the core issue of the current housing security work.Starting from the Xiaoshan District,low-income housing construction and management work of the existing problems,study how to use the market approach to a traditional industrial area of low-income housing construction and management upgrading,so as to improve operation efficiency.Through the analysis of the mainstream mode of construction and management of the past Xiaoshan District low-income housing,analyzes their defects from the three aspects of the government,enterprises and residents,clarify the relationship,to clarify their respective functions,from the specific pre investment and financing,construction and supply,distribution and to these four steps,operation and maintenance management "to the analysis of the existing specific problems of Xiaoshan District low-income housing construction and management,puts forward corresponding measures to solve the market.Marketing is an effective way to improve the efficiency,improve the production relations,and release the productive forces.According to the case of low-income housing construction and management in Xiaoshan District of Hangzhou City,we can conclude that "take appropriate measures in the market,can not only improve the construction of low-income housing and management efficiency,but also can enhance the willingness of residents in low-income housing,can ultimately improve the residents' satisfaction".The State encourages the local construction of low-income housing,and advocates "who build benefits" principle,the fundamental purpose is to encourage social forces to participate in the policy operation,bring it to the market,let the market play their own survival of the fittest function,make a positive contribution to China's housing security undertakings.It should be said that the first stage oflow-income housing market of Xiaoshan area of attempts have achieved certain results,we expect better low-income housing construction and management in Xiaoshan area will be the future performance,also hope to explore the market of Xiaoshan district to enlighten and reference for the construction and management of low-income housing around other area.
