As an important starting point for China to expand domestic demand and promote industrial transformation and upgrading,the new urbanization strategy has great practical significance for building a well-off society in an all-round way and accelerating socialist modernization.New urbanization process brings a large number of agricultural transfer population,along with the transformation and upgrading of industrial structure,have brought new opportunities for the development of the real estate industry.As the carrier of urban space development,the real estate industry provides the necessary material basis for the urbanization process and improves the living environment and urban grade.On the other hand,the overheated real estate industry will raise the threshold for rural population to enter the city,and squeeze the purchasing power of residents,hindering the advancement of new urbanization.Therefore,researching and revealing the relationship betweenbut the butreal estate industry and new urbanization,and adapting the development strategy and scale of the real estate industry to the current new urbanization process,which is of great significance for promoting the smooth progress of the new urbanization process and the healthy development of the real estate industry.On the basis of combing and summarizing the relevant research results of new urbanization and real estate industry,this paper expounds the concept of new urbanization and real estate industry,and probes into the mechanism of the coupling and coordinated mechanism between new urbanization and real estate industry.With the research idea of"measuring the level of new urbanization-measuring the level of real estate industry development-coordinating mechanism of new urbanization and real estate industry".Taking the Wuhan Metropolitan Area as an example,the assessment indicator system of new urbanization and real estate development level is constructed respectively.Time series global factor analysis,cluster analysis,GIS color analysis are used to measure the spatial and temporal evolution characteristics of the new urbanization standard and real estate standard of the 9 cities in Wuhan Metropolitan Area from 2008 to 2017,and the construction of new urbanization and real estate industry coupling coordination degree The evaluation model reveals the coordinated development relationship between the two systems and ascertains thebut typebut of coordinatedbut development,and propose the path of intercoordination between new urbanization and real estate industry in Wuhan metropolitan area.The results show that Wuhan has always been in the position of"one city dominates"regardless of the new urbanization level or the development level of real estate industry,and the regional disparity is obvious.Wuhan's new urbanization and real estate industry are in the stage of high quality coordination,but the level of new urbanization is slightly lagging behind.The remaining 8 cities are in a reluctant coordination stage,which all fall behind the development level of the real estate industry.Based on this,it is proposed that the future development of new urbanization and real estate industry in Wuhan should adopt the development path of"new urbanization to promote leading regulation",and the remaining 8 cities should adopt the development path of"real estate industry to promote leading regulation".
