With the gradually tightening regulatory policies on properties,China's real estate market is tending downwards to the sliver age of meager profit from the golden age of its peakedness.During this transition,the cost of lands is increasing with the rapid emergence of land kings,however,the profit margin of real estate development enterprises is dropping since the horsing price of China is not climbing up with the rise in the cost of lands.The medium-sized real estate development enterprises,who are at the intermediate stage of real estate development,lack of funds.Even though they own considerable number of projects and have potential on further developments,but they are easily influenced by policies.As there are restrictions on the scales and funds of the enterprises,accurate decisions on land development projects are certainly required.The product configuration of real estate development projects is the product planning with regarding to the features of lands.During the real estate development,the three-quick policy,namely quick planning,quick sales and quick construction,would be helpful for efficient fund operations.Rapid turnover of funds could help enterprises obtain higher profit by exchanging the value of fund with time.In terms of land market,there are no two lands identical,every land has its own location and conditions,and also the market environment and constructional circumstances would not be similar.These determined that the products which medium-sized real estate enterprises has chosen should obey related plans and be suitable for market clients.Meanwhile,the enterprises must have a comprehensive consideration on the speeds of decision making,construction undertaking and sales and the occupation of funds to choose the product configuration which suits the market and enterprises' development.Therefore,the product configuration optimization of medium-sized real estate enterprises has become a new topic.This essay will analyze the current features and issues of medium-sized real estate enterprises and compare market analysis and cost calculation.The purpose of this essay is to achieve the matching between market environment and enterprises' actual circumstances during the progression of product configuration.Through market analysis,this essay will determine clients' needs,choose production types,and then make various project designs with planning control index and accomplish production configuration positioning through cost-calculating.This method avoids the risks that medium-sized real estate enterprises would take during their planning,designing and sales outsourcing,then improve the accuracy of decision-making.This essay will give advice on product configuration by analyzing the market circumstances and clients' information that closely related to actual project cases of medium-sized real estate enterprises.Besides,through the combination of design and cost,this essay will claim five conceptions of product configuration.The conceptions are confirmed as the final option of product configuration via the measurement on comprehensive market.The purpose of this essay is to provide certain theoretical suggestions for medium-sized real estate enterprises to make decisions on product configuration for their projects and help the enterprises promote their decision-making efficiency and accuracy.
