In 2012,the world economy recovery was considerably difficult and tortuous while Chinese economy entered into a period of adjustment resulting from its overall weak performance.Influenced by the overall sliding of both domestic and foreign macro-economy,China has achieved only 7.8 percent growth in economy in 2012,which was the lowest since global financial crisis.The Prospect Report of Chinese Office Building in 2013 recently published by Cushman&Wakefield shows that in 2012 China's major office building market has experienced a steady growth and that high consolidation is supposed to lead the office building market in China's major cities.On the other hand,Chinese government has made great effort to control overinvesting in real estate.Due to the limitation policy on residence purchasing,groups of developers and investors gradually turn to the commercial real estate market as a substitution,which contributes to the rapid growth of commercial real estate market over the last two years.(CRIC Yearly Report of Chengdu's Real Estate Market(2012),2013.1)Office building market in 2012 has maintained the healthy momentum of growth in 2011,however,influenced by the slowdown of economy growth,its future is rather worrying.It is undeniable that Chengdu has rapidly developed in recent years,especially in economy.Thanks to the sustainable and fast development of economy,as well as it's strong marketing force and good investment environment,Chengdu has successfully brought in several Global 500 enterprises,including Intel,Accenture,IBM,Ubisoft,Mearsk,Philips,etc.,winning the title of "The Top 10 Asian Cities for International Strategic Investment".In addition,the 2013 global forum of Fortune will be settled in Chengdu,thus putting the city in the spotlight on the stage of international community.With the above market and development background,this paper aims to explore the overall and regional development situation of Chengdu's real estate market,office building market in particular.Then,I'd like to elaborate the relationship between supply and demand,rental and sales price and customer classification of Grade A and premium Grade A office buildings.What's more,I'll take some typical local high-end office buildings as examples,such as Yanlord Landmark and Aerospace Technology Mansion for further analysis and discuss the standards of high-end office buildings from ten aspects of real estate planning.Finally,the most popular LEED certification systems and cases in this area will be listed.This paper focuses on numerous on-the-spot investigation,survey and data collection as well as multi-angle comparison and analysis,by means of analyzing and studying the development tendency and allocation standard of Chengdu's office building market from different perspectives.
