| Real estate industry is an important part of China's national economy.It involves a wide range of related industries,such as construction,engineering,decoration,furniture and electrical appliances,and plays a great role in promoting the development of China's economy.Since its development in 1998,the real estate industry,as the leading pioneer of social and economic development,has greatly improved the material living conditions of residents and greatly enhanced the total assets of individuals and families.Meanwhile,the real estate industry and related industries have provided a large number of jobs for the society.It can be said that the real estate industry has penetrated into every aspect of Chinese life.In recent years,due to the financial property appreciation of house prices rising too fast,social speculative demand is big,the real estate industry of rolling,the greater the economic bubble has been seriously squeezed to the real economy,countries for steady development,have issued a series of macro-control policies,led to the decrease of the enterprise profit,the traditional residential development enterprise development speed down,some companies even go bankrupt.In order to seek long-term and sustainable development,the real estate enterprises,which mainly focus on traditional residential development,actively explore their own transformation direction.Firstly,this paper studies the theory of enterprise value chain.And then analyze the residential real estate industry and real estate value system model of the similarities and differences,finding form their core development mode of value activities forming and influence factors,trying to find the key success factors of different main difference is that the residential real estate profits mainly comes from the development,and the real estate profits mainly comes from industrial development after operation;Based on the difference of the two value activities,the paper designs the approximate path of the transformation from residential real estate to industrial real estate.Finally,taking JK as an example,the paper analyzes the process of residential real estate development enterprises' transformation to industrial real estate enterprises,and tries to analyze the residential development activities of JKenterprises with value chain theory,and designs specific implementation measures for JK enterprises to transform industrial real estate.From the perspective of long-term development,human resources strategy should be constructed to enhance the sustainable innovation ability of enterprises.Pay attention to customer resources,improve the quality of corporate services,re-create the corporate culture;In the face of uncertain risks in the transformation,we should improve risk awareness and strengthen the ability to identify and control risks. |
