With the development of our country's economy and urban construction,real estate industry is in rapid development.Project investment scale and the number gradually increased,increasingly diversified types,high-rise and the mix used projects,more and more factors that can affect the project smooth implementation,the development of real estate projects construction faced with greater challenges.In the recent ten years,a new term concept Building Information Modeling(BIM)new technological innovation,at the presence of lead to real estate design,bidding,construction,the global new changes in sales and operations.As China's economic structural adjustment,economic downward pressure increased,the real estate industry is facing the transformation and upgrading and the double pressure of competition,in the past the traditional inefficient,extensive development mode has been unable to adapt to the demand of the new progress.Urgent need to seek a new breakthrough in technology,management,in order to improve enterprise's core competitiveness.The emergence of BIM and already deeply rooted in the hearts of the people of the lean management concept,through the combination of technology and management,the formation of a strong scientific project management mode.BIM technology advantage in real estate project management has been proven in some large complex projects in the field of traditional residence,BIM "advantage of backwardness" is also very obvious.In the early stage of the decision-making,product development,cost control,project quality schedule run multiple links such as BIM is a huge potential,and can help real estate enterprises,promote efficiency of management of project in an all-round way.In the real estate enterprises implement the lean project management,promote the project integrated management information construction and improve efficiency,BIM technology has its great practical value.So the BIM,the use of BIM,practice and summarize BIM plus one for real estate enterprises is of great strategic significance.This study first analyzes the real estate project management and relationship with the theory of lean management,and the concept of BIM,arranging the formation and development status,from the point of view of theoretical analysis of the combination of BIM and lean management.Then combining with author's practical experience,in the whole process of the Y real estate company "Fortune Plaza" project combined with BIM examples are analyzed.Article enumerates the traditional often appears in the building industry in each link of problem and reason of refining,analyzed the BIM building information model in each stage,how to solve the relevant problems in the use of how to use BIM to real estate development and management from traditional extensive management to the lean management.By analyzing advantages and potential of BIM in project management,from the BIM technology to achieve the effect of real estate project management,key for BIM at different stages of real estate project management practical application in the lean management system analysis and finishing.At the same time,after summarize BIM technology related organizational structure and management mode,put forward the shackles of BIM use factors and BIM development direction in the future.
