In recent years,the pace of urbanization has been growing steadily.With the gradual expansion of the city scale,the demand for land is increasing,and the land itself is a limited resources,the contradiction between the supply and demand has become prominent increasingly.As an important measure of city land price-benchmark land price,its position start to become important.There are more and more researches on the benchmark land price,but most who study on benchmark land price,focusing on the differences of spatial distribution of the land price in the internal city,and how to balance the urban benchmark land price.There is little research on the spatial distribution of benchmark land prices between cities and towns.However,the factors of temporal and spatial variation between different urban commercial,residential and industrial benchmark land price,have great significance,it will help the government to formulate land management policies,and provide the important reference for the secure development of the land market.In this paper,Built-up area of 10 prefecture level cities and 87 county-level cities towns in Shaanxi province as the research object,from the commercial,residential,and industrial benchmark price three aspects,describe respectively the characteristics of spatial distribution of land prices.The difference of commercial,residential and industrial benchmark land price in Shaanxi Prefecture is larger,and the benchmark land price level is higher in the north of Shaanxi province.There is a big difference between the county towns of benchmark land price in Shaanxi province.The standard land price of land for various uses in cities and towns shows an uneven development.Secondly,study the spatial correlation pattern of the benchmark land price level between towns which is measured by Moran index.The results show that the distribution of benchmark land price is spatially dependent,the benchmark price of county town affected greatly by relatively towns.Finally,the factors affecting the spatial distribution of the commercial,residential and industrial benchmark land price are analyzed qualitatively and quantitatively.The main facters that affect the spatial distribution of benchmark land prices is different,but still have same ones,and the influence degree of each factor is different.
