Research On The Constraints And Countermeasures Of The Development Of Prefabricated Buildings In Chengdu

With the emerging disadvantages of conventional construction methods and the promulgation of the prefabricated construction policies promoted by the government,many domestic cities have actively responded to the call of propelling prefabricated buildings.In some countries which industrialization is more advanced,such as the United States,Japan and some European countries,the prefabricated construction has a high proportion.In these countries,the technologies of prefabricated construction have matured,and prefabricated constructions have a stable market share.Compared with these countries,the main way of construction in our country is with a large number of construction workers on site,which construction efficiency is low.In order to save resources,protect the environment,strengthen structural reform of the supply and improve the construction level,prefabricated construction has become a way to reform the way of build construction.As an important city of the western development,the prefabricated construction development and promotion in Chengdu play a very important role for other cities in southwest China.The purpose of this paper is to analysis the prefabricated construction's development restriction factors in Chengdu,and puts forward the corresponding countermeasures and suggestions,to provide a valuable reference to the prefabricated construction development in Chengdu.This article defined the relevant concepts of prefabricated construction firstly,which was helpful for further comprehending the meaning of implementation of prefabricated construction.In order to study prefabricated construction development in foreign countries,three typical mode of prefabricated construction development are summarized.For example,European nations pay attention to technology,component parts and the construction of the standard specification,the America pays attention to modular technology,the structure and interior decoration coordinated development model of Japan.It hopes to seek references from their development.At the same time,the development situation of prefabricated construction in China was introduced,then found that the development of prefabricated construction in our county need to be combined with government-subsidized housing construction,structure system and component parts must be standardized as soon as possible,the main structure and interior decoration of prefabricated construction should be promoted synchronous development,assembly technology,information technology and low-carbon technology should be integrated together.Due to different natural conditions in different areas,prefabricated building structure system couldn't be applied mechanically.Through literature analysis and real investigation,42 factors restricting the development of prefabricated construction were collected.Then by expert survey and questionnaire surveys,used SPSS 17 software to analyse the survey results,23 factors which restricted the development of prefabricated construction development from four aspects of economy,technology,policy and market were summerized.Based on these 23 factors,the index system of the development of the prefabricated construction in Chengdu was established.In order to analyze the interaction relationship of various restricting factors indicators,Interpretive Structural Model(ISM)was used to the hierarchy division of influencing factors.Those target influencing factors was generally categorized in 3 types:the direct influence factors of the surface layer,the indirect influence factors of the middle level and the underlying factors.Because of a direct impact on the surface improvement can produce significant promoting effect on the system,therefore,Analytic Hierarchy Process(AHP)was adopted to direct surface factors,to get the influence factors ranking,and find the most direct factor which restricts the development of the Chengdu prefabricated construction by Yaahp,so as to make clear the key factors that restricting the development of Chengdu prefabricated construction development.Finally,the paper put forward some countermeasures and suggestions on the basis of the major deep influencing factors and the key surface factors from the aspects of policy,technology,product system,economy and market,which is in line with the general situation of Chengdu.
