The real estate registration agency as the birth of a market economy under the system of intermediary service industry,with the increasingly frequent land transactions,collective land market,the implementation of real estate registration,real estate registration in China will be very large market potential agent.This paper through the network questionnaire,on-the-spot investigation and expert consultation,to understand China’s real estate registration agency status,summed up the real estate registration agency factors affecting the level of the market,and through the registration of real estate agents influencing factors of market level quantitative analysis,establish real estate registration model and the basic theoretical framework the level of market evaluation,and according to China’s future real estate registration agency development put forward reasonable suggestions.The main research contents and conclusions are as follows:(1)through the investigation and literature research,the author has combed the real estate registration agent system and market development status.At present,China’s real estate registration agent status is: the lack of targeted laws and regulations,only some of the relevant documents can not support the real estate registration agency business carried out in full swing.The real estate registration agency business is highly dispersed,the business type is complex,and there is no segmentation standard.Real estate registration agent industry market demand is relatively single,mainly concentrated in the agency of property rights certificate of business.(2)based on the market investigation of real estate registration agent,the evaluation index system of real estate registration agency market level is constructed by using WeChat platform.The three dimensions of real estate,real estate registration procedures and types and other factors in the selection of second-hand housing transactions,registration of relative time,agency costs and enthusiastic buyers of four factors,the establishment of a real estate registration agency market level evaluation index system.(3)to evaluate the marketization level of the real estate registration agents in China,and reveal the development potential of the real estate registration agents.The marketization of real estate in China shows the pattern of "East High West low",and the potential and business volume of the property is positively related to the urban level.Including: Beijing,Shanghai and other first-tier cities real estate registration agency market level is the highest,followed by the central region,Tibet,Qinghai and other western underdeveloped areas of the real estate registration agency market with the lowest level and city level increasing,the city’s real estate registration agency market potential is higher.(4)in view of China’s real estate registration the future development direction of agent market,puts forward suggestions: one is to improve the real estate registration agency related laws and regulations,improve the legal status of the registration of real estate agents and the legal effect of the exercise of power;two is the eastern region to encourage the real estate registration the development of the industry,further liberalization of the real estate registration agency market;the three is for the remote western region is dominated by the government can make.
