As to the whole real estate industry,it should be classified as capital-intensive industry.Form the early development and construction to the late debt collection,the whole management and operation of real estate industry needs the participation of great financial support.However,facing to financing gap happened in operating projects,it is difficult for the real estate development enterprises to depend on inside financing to properly fulfill regular investment and operation due to internal deficiency of business accumulation.Because of this,real estate development enterprises are forced to use outside financing to make up the huge financial gap.Yet,recent policies for inhabiting fast and overheating increase of housing price restrict the outside financing,say,commercial loans.The research direction of this thesis is how the real estate enterprises get rid of the reliance on commercial bank loans,break through relatively traditional financing method--obtaining main capital from commercial bank loans and the irrationality of financing structure caused by this,find out specific developmental and financing ways of RH real estate cooperation and solve the financing difficulty under the condition of increasingly strict state control and terms of credit,By combining theoretical research and actual case analysis,this thesis analyzes and summarizes the financing difficulty faced by RH real estate cooperation,as well as puts forward corresponding improving suggestions through analyzing financing problems and the reasons and roots of these problems.This thesis firstly shows the the RH real estate company's financing structure and cost.The financing resource is mainly bank loan with more than 10%financing rate,aiming at which,the thesis then analyzes RH real estate company's financing problems.The main problem are simplex financing method,unreasonable financing structure,over-high financing cost and great financial risk.After deeper research of these four problems,causes of these problems are lacking of innovative consciousness in financing,blind financing without considering cost and a serious shortage of equity fund.Based on these causes,the thesis finally raises solutions including multiple financing methods,improving capital structures,controlling financing cost and strengthening financing risk management.
