Research On Performance Evaluation Of A Real Estate Company Based On Performance Prism Theory

With the global economic development and the improvement of China's opening to the outside world,all enterprise in China will confront more complex macro economic environment and the competition between enterprises is becoming more and more fierce.Economic globalization brings development opportunities for our enterprises,but also puts forward more severe challenges.These challenges require Chinese enterprises to strengthen their own management and the performance evaluation as an important part of enterprise management also should be given enough attention.Establishing performance evaluation index system based on performance prism theory provides a set of feasible solutions for the enterprises in China to meet the challenge.Performance prism theory needs to consider enterprises' long-term interests,the key stakeholders to evaluate the company's performance is a kind of tend to a rational ways.This thesis uses the method of performance prism and selects a case company of A real estate company,which combines with the case enterprise specific situation,designs a set of performance evaluation system based on the method.This thesis firstly refers to the relevant domestic and foreign scholars' research of the performance prism theory.Secondly,the study selected case company-A real estate company,analyzed the original performance evaluation of A company,find out problems,analyze the cause of the problem formation,thus prove that based on the theory of the performance prism so as to establish the necessity and feasibility of performance evaluation index system.Again,the thesis studied the main stakeholders of A company,starting from the level of each stakeholder to design the suitable performance evaluation indexes for A company respectively from the five dimensions of performance prism according to the principle of performance prism theory.Then applying AHP for each index weight and building a new type of performance evaluation index system for A real estate company.Finally,applying the efficacy coefficient method and expert evaluation method,the thesis evaluates the index and applies the new evaluation system in A company.Implementation of protection measures are put forward than fully implementing the new system in A company,to enhance the level of performance evaluation and enhance the enterprise competitiveness.This thesis sets up a new performance evaluation system based on performance prism theory for A real estate company,and provides specific guarantee measures.The case company is a small and medium-sized real estate company,has its own distinct characteristics,but also has the general characteristics in the industry.So this thesis also has great reference value to other companies in real estate industry,which is practical significance of this thesis.
