Since the reform and opening.With the development of the market economy and the improvement of national income,the residents' income also grows fast.Economic growth also brought the increase of the accumulation of wealth and income source.The increase speed of residents' property income is more than the others.In nearly a decade,both urban and rural residents' property income growth remain at the levels of more than 10%on average.But with its rapid growth,it has become one of important source of residents' income growth in our country.The present situation of property income of urban and rural residents in our country is the need for research.At the same time,according to the analysis of the influence factors of urban and rural residents' property income gap,find the corresponding countermeasures and suggestions to narrow the gap between the current situation have great practical significance.The research of this paper has always centered on the income of property.The main point is to analyze the present situation of property income,the gap between property income and the influencing factors of property income.Chapter one is the introduction,which is a brief summary of this article,mainly describes the background of this topic and the significance of the study.Chapter two is the theoretical knowledge of property income.Then the author summarizes the characteristics of the property income.The income inequality index and the modified weighted coefficient of variation are selected and analyzed.Chapter three is the analysis of the present situation of the residents' property income in our country.First of all,the present situation and structure of residents in our country are analyzed.The property structure of urban residents is dominated by real estate and financial assets.The property structure of rural residents is mainly land value and real estate.Then the paper mainly analyzes the status of property income of urban and rural residents in China.The total income of property of urban and rural residents has been low,but the property income growth is very fast.Finally,the gap between the per capita property income of urban and rural residents and the change trend are analyzed.Chapter four is the measure and analysis of the residents' income gap.The Gini coefficient,the income inequality index,the Theil index is used to measure and analysis the internal property income gap degree.The results show that the income gap between urban and rural residents is very large,the gap between different income strata is bigger,the gap degree is increasing year by year,The income gap of residents'property income is larger than that of urban residents.Secondly,the Gini coefficient and the Theil index are used to measure and analyze the property income gap of national residents.The results show that the income gap between residents is very high,and it has a tendency to increase in recent years.Chapter five is the analysis of the influencing factors of the income gap between urban and rural residents.In this chapter,eight indicators are selected from the aspects of economic development level,financial development degree,insurance market,education,taxation,real estate development and urbanization process.The results show that,the degree of financial development,the level of urbanization,the level of education,education investment and tax revenue increase,widening the income gap between urban and rural residents,the depth of insurance will reduce the income gap between urban and rural residents.Chapter six draws the conclusion based on the above,and puts forward the corresponding policy suggestions according to the analysis results.Secondly,from raising the level of rural financial development,perfecting the insurance market system,raising the level of human capital of rural residents and improving the level of rural residents' income,and then,the paper puts forward some suggestions on how to improve the income of rural residents.Education investment,tax system and other aspects of the proposed urban and rural residents to narrow the property income gap policy recommendations.
