| Since 2002,the domestic commercial real estate in the small and medium-sized city A new force suddenly rises.,blossom everywhere,after fifteen years of development,a variety of business models,business activities,continuously enrich and innovation,has made great achievements in the world.But in some emerging city,especially a new batch of county,City,the city a huge potential for development,while also facing the arduous task of urban planning and construction,the issue of consumer consumption concept is lagging behind,how successful the development of commercial real estate in this city,is worthy of further study.This paper is based on a city in the county to the city of JM in the commercial real estate project as an example study on the basis of the theory of value chain,business process reengineering theory and competence theory,to explore its operation and management problems and the corresponding optimization strategy.Research shows that JM commercial real estate projects to obtain long-term stable growth of income,take the following three optimization strategies:the first according to the theory of value chain,through re planning,take measures such as rent back or redemption,unified management planning of shops,forming not only for sale,or there is a combination of video programming operation mode;second according to the business process reengineering,the enterprise organization structure to flat,centralization and decentralization of the organic combination of the direction of development,while maintaining the flexibility of the organization,to improve the response speed of the organization,to quickly adapt to the environment and respond to the change of market demand;third based on competency model,through planning,have in order to enhance targeted training,project managers and other key staff competency,to provide reliable security personnel for operation of commercial real estate. |
