The real estate industry has become a pillar industry in China,which promotes the rapid development of Chinese economy and meets the basic needs of the people.But many areas of our country have "empty city" phenomenon,which indicates that the real estate supply surplus.In the central economic meeting in 2015,the government take the real estate inventory as one of the five major tasks in the future.So in the new economy,we need to analysis how to make the real estate market to a more reasonable inventory.Firstly this paper introduces the related concepts of the real estate market,the effect of the real estate supply and demand balance on social and economic development,and the related theories of real estate inventory.Then taking Shanxi Province as an example,the paper introduces the background of development of the real estate market in Shanxi Province.And the paper analyzes six factors: GDP in Shanxi Province,the total population,the real estate sales prices,per capital disposable income,the level of urbanization and government policy,which influence on the demand of real estate market in Shanxi Province;We analyze four variables: the construction of real estate and construction area,real estate development investment,new construction area and the bank credit policy in Shanxi Province,which impact on the supply of real estate market in Shanxi province.Then we use gray correlation analysisand SPSS correlation analysis,we can rank the influence of supply and demand in Shanxi Province real estate market factors.And then we use multiple linear regression analysis,we can get effective demand and effective supply model of the real estate industry in Shanxi Province.We can calculate the number of effective demand and supply of real estate in Shanxi province through the model.Then,we use non equilibrium theory to analyze the supply and demand of the real estate market in Shanxi province.Finally,this paper puts forward policy recommendations to the local government and real estate enterprises in the "inventory" background.
