In the era of planned economy, China's real estate industry was replaced by the welfare of the unit housing supply system. Until the 1980s, the real estate industry was able to rise, with the continuous construction of urban construction, the national real estate investment and development has been rapid development, real estate industry in China's national economic system increasingly occupies an important position. The state more and more attention to the development of real estate, several times introduced a macro - control policy to regulate the development of real estate.Zhengzhou as the central region of the core city, its economic radiation covers a number of cities, the healthy development of the real estate market is particularly important. This paper is based on the basic methods of index analysis and phenomenon induction in the environment of national policy regulation and control, and comprehensively studies the real estate economics and enterprise strategic management and so on. This paper studies the current situation of real estate development in Zhengzhou real estate industry, Based on the analysis of the mechanism of housing prices,this paper uses the multiple linear regression model to analyze the influencing factors of Zhengzhou housing prices from 2004 to 2016, and puts forward some suggestions on the healthy development of Zhengzhou real estate market and enterprises.The main contents of this paper are as follows: The first chapter introduces the background and significance of the development of Zhengzhou real estate industry, and puts forward the research methods and technical route of this paper, and analyzes the innovation and deficiency of this paper. The second chapter summarizes the research status at home and abroad on the basis of studying domestic and foreign literature, and introduces the relevant theory. The third chapter mainly introduces the history of the development of Zhengzhou real estate under the national macro - control, and analyzes the current development situation. The fourth chapter mainly analyzes the influencing factors of housing prices in Zhengzhou by using multiple linear regression model based on the analysis of the mechanism of the control policy on the real estate market. The fifth chapter is based on the above analysis of the real estate market on the basis of the improvement of the real estate business and the development of their own recommendations, in order to be able to guide the practice. The analysis shows that the purchase restriction policy has a significant effect on the price of commercial housing in the real estate market. Meanwhile, the average transaction price of commercial housing has a significant positive correlation with the per capita disposable income of urban residents, and the investment in real estate development and the annual supply and demand ratio of commercial housing And the annual sales area of commercial housing are proportional to, according to the proposed real estate market in Zhengzhou and the relevant business recommendations.
