The development of land transfer mode in our country is gradually formed in the practice of land transfer.It promotes the development of land market economy and optimizes the allocation of land resources.With the deepening of China's reform and marketization,the development of urbanization,the choice of land transfer mode need to consider more and more factors,the development situation is more complex,in practice also repeated defects.Therefore,we need to have a more profound understanding of the way to sell land in order to be able to find the right direction in the application and improvement.At present,the study of land transfer methods are mostly concentrated in the transfer of the way of innovation and implementation procedures,the land transfer mode of development process is very few people involved.The development of land transfer mode is conducive to forecasting the future development trend of land transfer mode and the further improvement of land transfer mode,which is conducive to making each case can be used in the appropriate way to sell,is conducive to the relevant departments to provide effective reference to reasonable Configure land resources.This paper attempts to sort out and study the development process of land transfer in China for more than 30 years,grasp the historical trajectory of land transfer mode change,discuss the problems of its formation,development and improvement process,enrich and expand the research content and space of land transfer,To explore its perfect path to provide a new perspective.Specifically,this paper takes time to study the background of the major land transfer methods in the formation phase of the land transfer mode(1982-2001),the development stage(2002-2008)and the improvement stage(2009 to present),The relevant announcement cases,characteristics,limitations,and different land transfer methods to be compared,and then come to the scope of the application of the land and the real estate market as well as the impact of the economy,and the impact on the interests of all parties.Finally,on this basis,the corresponding countermeasures and suggestions are discussed.It is suggested that the weighted average auction of the network is the more innovative way to sell the land in the past.In addition,this paper analyzes and demonstrates the characteristics of each land transfer mode,and makes use of a large number of specific cases of export announcement to analyze and demonstrate the profound and vividness of this paper on the development of land transfer.It is expected to provide new ideas for further improving the land transfer mode and allocate land resources more rationally so as to promote the sustained and healthy development of the land transfer market.
