Since the implementation of the 11 order of the Ministry of land and resources in 2002,the controversy about whether the land bidding and auction and the agreement transfer have caused the decrease of land supply,and the rise of land price has led to the controversy over the rise of housing price.In particular,in recent years,there has been a significant rise in house prices,and the society pays more attention to land leasing and land supply.This paper takes the land transfer mode as the breakthrough point and takes the influence of land market and house price in Beijing as the research content.By combining theory with practice,it finds out the land supply plan suitable for the sustainable development of Beijing and real estate industry.This paper first introduces the situation of land transfer mode,and analyzes the practical and theoretical significance of land transfer mode.On the basis of literature review,the domestic and foreign related research remittance is summarized,and the differences are analyzed.The land transfer and the real estate market situation of the whole country and Beijing are introduced emphatically.From the macro level,the reality of land leasing is surveyed,and the influence of land transfer and the current stage are also understood.Secondly,it summarizes the generation and development process of land transfer system in China,and introduces four ways of land transfer in detail: Protocol transfer,bidding,listing and auctioning,and analyzes its main characteristics by comparative analysis.Then,we use empirical analysis to study the impact of land transfer mode on land supply in Beijing,and further explore its relationship with urban land price and real estate market.Finally,on the basis of the conclusion of the research,we make a summary and prospect.It is concluded that the different ways of land transfer will affect the supply of urban land and the fluctuation of urban land price,which leads to the change of urban house prices.It is put forward that we must grasp the way of land sale accurately,control urban land supply rationally,and to a great extent,make land price stable,so as to reduce and ease the excessive growth of housing price.
