In recent years,with the rapid development of city scale and economic construction in our country,the process of urbanization is speeding up gradually and the urban population is increasing dramatically.As a result,the contradiction of urban traffic is becoming more and more nervous.Cities ranked first and second-tier cities have been entering the subway construction boom.At the end of 2016,Qingdao had formally completed and operated the Qingdao metro line 3 on all fronts.QDDT group as the new members of the club "metro",is taking up the heavy responsibility on subway construction and management,is facing more and more opportunities and challenges.High expense costs on the metro construction and operation,which is greater than that of metro daily ticket revenue.Faced with the operating losses in future,it can’t fill up the huge funding gap Just rely on the financial subsidies.Therefore,Enterprise must make a breakthrough on the property development which is the biggest plate in its future earnings and fill the operating losses on the profits from property development to realize self hematopoietic function.From the above,Subway cover property development model is the key to the sustainable development of enterprises,has a important influence on enterprise management.This paper make a research on subway upper cover’s property development mode of QDDT Group,providing an overview of connotation and classification of subway upper cover’s property development mode,summarizing of domestic and international literature review.The research draws on the advanced experience of Guangzhou,Shenzhen,Hangzhou and other famous cities in our country.We look into the present situation of the subway upper cover’s property development,not only summarize the problem that QDDT group are faced with at present but also analyze the internal and external environment.We clarify strengths,weaknesses,opportunities and threats that they are closely related to QDDT group,analysis and research in-depth on land acquisition manner,cooperation and development mode,financial sourcing,supportive policy and other various aspects of subway upper cover’s property development mode.Making comparisons and choices based on Analytic Hierarchy Process,putting forward the appropriate subway upper cover’s property development mode of QDDT Group.This development mode we mentioned will achieve a breakthrough to subway upper cover’s property development and endow companies self hematopoietic function,reap the benefits from subway upper cover’s property instead of the losses.Consequently,we will improve the state of enterprise management and realize the sustainable development in effect.
