China is the only country in the world with an aging population of more than 200 million.It has begun to enter an aging stage.At the same time,society has entered an era of only one child.The concept of old-age care will change greatly.Family pension has become prominent.social problem.At the same time,China’s economic development has also accelerated,the people’s living standards have improved significantly,and the demand for health and aged care services has also been rapidly released.The old-age service industry has been at the basic stage.The total number of old-age care institLutions is generally insufficient,the layout and structure are unreasonable,and the overall development is obviously lagging behind.The ageing service team is not highly specialized,and the community pension system and the home care system are not perfect.The various needs of the elderly group cannot be met as expected.The pension industry generally has a series of problems such as high investment,low occupancy rate and long payback period.The financing problem has become one of the common difficulties in this industry.This paper investigates and thinks about the current aging social problems and the urgent contradiction between supply and demand of the elderly,through literature review and research on the financing methods of domestic and foreign pension real estate,combined with the statistical data of the examples of old-age real estate,taking Qiandao Mountain Villa as an example for empirical research.It proposes ways to resolve the financing of pension real estate,and gives suggestions for providing conditions for financing from design to operation.It is necessary to adopt multiple financing methods according to different pension models to achieve market-oriented development and develop excellent old-age proj ects.To attract high-quality resources,broaden financing channels,and adhere to the business model that meets the actual situation of China’s old-age real estate.Ultimately,we should develop the old-age real estate with the mature experience of the old-age industry and the mature experience of rcal estate development,and finally realize the industrialization development.
