Urban land classification is based on the economic and natural conditions of the two aspects of urban land and combined with its overall status in the economic society,the comprehensive evaluation of the value of land,and thus the value of urban land.Previously,few factors were included in the planning of land classification,however,accompanied by the rapid development of the city,city planning of city spatial layout and the layout of key construction projects more and more play a decisive role,especially for city land resources allocation and the influence on city land level is more and more obvious.Land classification and benchmark land price evaluation are of great significance to urban construction,investment and economic sustainable development.But at present,most of the urban land classification rarely consider the planning factors,even if the planning factors are added,the method is relatively simple.Pingxiang city in 12 th Five-Year after the city construction change rapidly,the rapid development of city region in urban and rural areas,the most primitive type land for agricultural land,due to promote city planning and gradually changed into construction land.Therefore,in the urban land classification,not only to consider the various types of land use factors,but also consider some of the recent planning factors on land price and land classification.In order to analyze the influencing factors of the comprehensive verification planning of city land classification,this study adopts the comparative analysis and empirical analysis method,the comprehensive land classification of Pingxiang city as an example,the use of geographic information systems,research on city land classification factors from the planning point of view,city planning planning factors calculation factor correction.Taking into account the planning factors grading results were compared with the accuracy of final transaction samples to verify the results of the two gradation.From the city of Pingxiang city planning practice,will influence into the urban land grading and standard land price updating,appropriate consideration of city planning to bring the land value changes ahead,the classification results and the actual price level is more consistent,is conducive to better play the land grading and benchmark land price leverage in the allocation of land resources,to better reflect the the objective reality of land use in Pingxiang city.The results of the study show that city planning especially the recent development plan for the impact of land grading and benchmark land price results are obvious,the city planning can be introduced in the land grading for city development and construction and strengthen the city land use on the basis of.
