On March 5,2016,12 sessions of the National People's Congress four conference at the opening ceremony,the state council premier Li Keqiang,announced that from May 1,2016,real estate and construction industry,financial services will access “the business tax to VAT” pilot range.Which is driving the development of a series of industry of real estate industry,real estate project once begin,step by step and its upstream and downstream enterprises,such as investment banking,construction and installation industry.Therefore,real estate development is closely related to China's economy Excessive expansion in recent years,however,the real estate industry,real estate enterprise tax burden also more and more,at the same time,rising property prices also makes the consumer is overwhelmed and intend to weakening of real estate development investment,based on this background,trying to conceive of the real estate industry running environment policy and the fiscal and taxation system should be urgent.Promote the real estate enterprise tax change VAT will further adjust industry operating environment effectively,effectively reduce the tax burden on real estate enterprises pressure,increased investment in enterprises to actively develop confidence,and will bring real estate enterprises of all kinds of challenges and opportunities.This article first understand business tax into a VAT of main background both at home and abroad,in accordance with the relevant tax policy and theory,targeted analysis "business tax to VAT" impact on the real estate enterprise financial performance.This paper collected 54 listed real estate companies multiple financial index data,through the forecast analysis on real estate enterprise tax can reduce by"camp" instead of,due to changes in the tax burden,the enterprise the important financial indicators,such as net profit,return on net assets,total assets turnover ratio,asset-liability ratio has improved significantly,profitability,asset quality,solvency and operation quality these four aspects are improved accordingly.Secondly,using the method of empirical analysis,using SPSS software,the study concludes: "businesstax to value added tax" policy is the most direct impact on real estate enterprise tax change,the change of the tax amount are negatively related with real estate enterprise financial performance,amount of input tax deductible tax changes are positively related to the real estate enterprise's financial performance,and the business tax to VAT "promoted the financial performance of the enterprise as a whole.According to the research conclusion,this paper accordingly puts forward the real estate enterprises in the face of "business tax to VAT" the measures and Suggestions,such as increasing the input tax deduction,active implementation of tax planning,adjustment of financial management,etc.,to improve the real estate enterprise financial performance,financial ability have certain reference significance.
