The real estate industry is an important part of our national economy.From the original planned economy era of welfare housing distribution,to the present market economy as the main body of the real estate market,from the original high-speed development stage to now according to the market demand for the adjustment,the real estate market step by step and gradually mature.Since 2015,the real estate market operation situation appear the new changes,Real estate market overall smooth,but showed a trend of differentiation between different scale cities.First-tier cities and local second-tier cities real estate market in good condition,But three or four line city real estate market is relatively poor condition,large inventories.From the point of real estate listed companies operating performance,its profitability obvious differentiation,Leading enterprise profitability continues to increase,and small and medium-sized enterprise profit ability is relatively low,the industry overall profit space narrow.Real estate industry leading enterprises average assets and inventory size significantly higher than the small and medium enterprises,and leading enterprise assets and inventory scale continuous growth significantly.Countries according to the current real estate market,increasing the supply side structural reform,actively guide region real estate enterprise,the excess capacity to supply side corresponding transformation At the same time,the real estate enterprises to actively explore new business model,pension + real estate,finance+real estate,real estate+Internet and real estate+ park,etc.New patterns emerge.In policy,the real estate regulation mentality change,from direct administrative "restricted" into a comprehensive use of credit,taxes,comprehensive control way of marketization of land and a variety of ways,As the real estate market into the adjustment and control policy owing to the different city,according to the demand for real estate in different cities,to develop a different housing policy,in order to stimulate the property market demand,especially in improving demand.Government aimed at real estate industry regulation has dramatic changes before and after the direction and strength,and therefore the real estate market has experienced the ups and downs,to the entire real estate industry development has brought a lot of uncertainty.At present,the real estate industry in a complicated environment,how to in such a complex environment,choose the appropriate development strategy can guarantee the enterprise complete strategic transformation,continuous operation and healthy development,it puts forward higher requirements for real estate enterprises,is also a very meaningful research subject.First of all,this paper introduces the research background,theoretical significance and practical significance as well as the paper research theory basis: strategic transformation theory,the SWOT theory and dynamic capability theory,and introduces in detail in this paper,the research idea and the main research methods,and then the structure of thesis research and the content of the paper made specific instructions.Second,based on the study of strategic transformation theory and dynamic capability theory,demonstrates the relationship between them.On the basis of theoretical study,using the analytic hierarchy process(ahp)to the real estate enterprise strategic transformation in the process of dynamic capabilities are analyzed.At last,take the example of HY real estate company further application research.Combined with the analytic hierarchy process(ahp)in front of the dynamic capability index of HY real estate company has carried on the comprehensive application,from the background of strategic transformation,transformation of the environment analysis,the implementation of the transformation of three aspects discusses,reflects the real estate enterprises the relationship between dynamic capabilities and strategic transformation,and gives Suggestions on how to promote transformation of dynamic capabilities.
