Faced with the trend of industry monopoly acceleration,intensive policy adjustments,and diversified customer needs,how regional real estate companies can develop and cultivate their own core competencies has become the most concerned issue for real estate managers in all regions.This paper selects the typical representative of the regional real estate company TL Group as the research object,adopts case study method and literature research method,studies the development history of TL Group from the perspective of dynamic capabilities.TL Group has grown from a purely local real estate company to a regional group company that boasts education and real estate after nearly 20 years of development.Dynamic capability is the frontier theory in the field of strategic management that studies the competitiveness of enterprises at present,and it is a tool to effectively respond to the dynamic environment.Selecting a perspective of dynamic capabilities to study the development history of TL Group and revealing its effective response to environmental changes and strategic transformation process can provide inspiration for the development and transformation of other regional real estate companies that are still in the process of development puzzles,and can also enrich the study scope of the dynamics Capability.The research conclusions of this paper mainly focus on the following two points:First,according to the research of Teecce et al.,this paper divides the dynamic capabilities into five dimensions: environment awareness ability,opportunity capture ability,learning and absorption ability,innovation ability,and integration and reconstruction ability.These five dimensions have analyzed in detail the process and role of the five dimensions of the TL Group in the past two decades,and have concluded that dynamic capabilities are the determinants of the continued development of the TL Group.Secondly,this paper tries to sum up the dynamic ability improvement path suitable for the development of China's regional real estate companies through the development of dynamic capabilities in the TL Group's development,construction,and function,and provides some ideas and lessons for other regional real estate companies that are seeking reforms and transformation.
