In the real estate enterprises, strategy has not caused enough attention.It’s not only restricts the development of real estate enterprises, but also restricts the progress of real estate industry in China. In handan, real estate enterprises are facing a critical period.In this context, this article use model analysis and case study to explore the issues of how to transform strategy based on dynamic capability.Through consulting dynamic capabilities literature, this article put forward the concept and the key point of real estate enterprise’s dynamic capabilities and research the relationship between the dynamic capabilities of real estate enterprises and strategic transformation. Dynamic capability is the prerequisite and basis for the strategic transformation.Successful implementation of the strategic transformation is the performance of dynamic capabilities and Correspondence between the strategic transformation process and internal operating mechanism of dynamic capabilities.Then,set up the real estate enterprise strategic transformation model based on dynamic capabilities. Based on the formation process of dynamic capabilities, this paper put forward the three index of real estate enterprise dynamic capabilities and subdivided into 14 secondary indicators. The three index are perception insight, alternative strain capacity and refactoring executive capability. Build out evaluation system of the real estate enterprise dynamic capability and use the AHP to evaluate and sort the real estate enterprise dynamic capability index. Combined with the RS estate strategic transformation successful cases, verify the relations between enterprise strategic transformation and dynamic capabilities and the model of real estate enterprise strategic transformation based on dynamic capabilities. This paper provides referential transformation pattern for the other real estate enterprises in Handan and promotes the developement of the whole real estate. Meanwhile provides a reference mode for other real estate companies on the domestic to transform strategy and the decision-making reference value for its healthy development.
