With the continuous development of the real estate market and financial market,real estate as collateral to the bank to apply for a loan to the rising number of financing model.According to the data shows,real estate mortgage value appraisal business has more than 70%.Real estate mortgage market in China is facing a mortgage volume big,the quality is not high and the risk of loan funds cannot safely back,increase the Banks and other financial institutions of systemic risk.According to the central bank released data show that as of late 2016,the non-performing assets of commercial Banks in China,the real estate mortgage loans account for a rising proportion,more than 30%.This had to cause bank attaches great importance to the financial sector.At present,the mortgage appraisal of real estate market still exists many problems,overpriced,increase the risk of bank credit;Value is too low,will infringe on the legal rights and interests of the mortgage debtor.On mortgage valuation procedures,the appraiser is not clear,the condition of market value judgment is not the objective valuation,valuation method is not clear can create real estate mortgage value is not accurate.This article is based on the particularity of real estate mortgage appraisal,more will risk factors as well as the real estate mortgage value during the period of stability factor among them,a set of applicable to real estate mortgage value evaluation index system of evaluation to appraise the real estate.In view of various complicated factors influencing the real estate mortgage value,combined with fuzzy mathematics and analytic hierarchy process(ahp)and principal component analysis(pca)to classify the factors that will affect the value of a mortgage screening,excluding,calculate the membership degree and weight of each factor index.Then using fuzzy pattern recognition to select comparable cases,using the exponential smoothing method tocalculate be estimated real estate prices.Get a mature mortgage valuation model,and applied to the case.The results obtained from the compared with traditional methods,verify the rationality and applicability of the model.In the mortgage appraisal of real estate market in China,puts forward some opinions and Suggestions.
