The real estate industry is the pillar industry of the country,the impact on the national economy enormous effect,on the growth rate of GDP has a great contribution.The real estate development project has a large initial investment required for the project,a large amount of investment,long payback period,external financing requirements,is a typical capital intensive industry,at the same time that has become the investment risk is relatively large industry.Real estate enterprises not only affected by the macro economy in the scale of financing,it is affected by the national fiscal policy and monetary policy regulation,in the mode of financing is limited to their own financial situation and the objective conditions,is also affected by market economy and external environment therefore.The real estate enterprises,financing channels and financing mode is a hot issue of concern to many people,the important problem of the real estate business itself is whether the normal development and steady progress.This paper takes KJ Real Estate Company as the research object,briefly describes the background and significance,introduces the research status at home and abroad in this field,the basic concepts and basic theory of financing for real estate project financing were discussed,and a brief analysis of the role of country and in recent years the introduction of fiscal and financial policy influence the financing of real estate enterprises.This paper analyzes the sources of China and Shaanxi Province real estate enterprise development funds by using the method of mathematical statistics,into the scale and structure of the capital;using quantitative analysis method summed up the rules and characteristics of financing of real estate enterprises,analysis of the real estate enterprises in Shaanxi province is different from other provinces and cities of the unique characteristics in the financing.This paper takes KJ Real Estate Company as a case,the enterprise project financing to carry out research and analysis.The author collected nearly 14 years in the relevant financial data of the enterprise,on the three stages of the development of enterprises are summarized and analyzed,the past use of project financing types were summarized,the project financingThe characteristics are summarized,the existing problems in financing are analyzed.Finally,the author combines the actual put forward a clear internal base actively financing strategy outward,puts forward the financing choice principle,combined with the actual implementation of the proposed BT financing mode of the enterprise,combined with the project characteristics the sale of the proposed implementation of the right to use the leased rent after this new idea.This paper on how to strengthen corporate governance,and actively carry out robust external financing proposals were put forward,in order to improve the policy environment and the living environment of the real estate enterprises,put forward to improve the policy environment,create a good atmosphere,and promote the development of enterprise constructionThrough the above measures and suggestions,hoping to help the company to solve the financing needs of the company to help or learn from the role.
