The real estate housing price is closely linked with people’s life,the market price is the most can directly reflect the index of the real estate market,every place of the real estate price is different,that is because different areas,different markets,different factors impact on real estate prices are difference.In recent years,housing prices continue to rise,make its more became the focus of the society,the selection of academia is more average price of commodity housing price as a symbol of commodity residential market development degree.As Guizhou provincial capital city,Guiyang city in Guizhou province was the political,economic,cultural and financial centre is one of the important center city in southwestern China.Important leisure tourism cities in China,big data industry agglomeration area and integrated railway hub,is a in resources development and comprehensive industrial city.Whole,Guiyang city area traffic obvious advantages,developed economy,population,to the long-term development of the commodity housing market play an important supporting role.In this paper,according to the theory of geography of the humanities and the basis of the research methods,from the two aspects of qualitative and quantitative,systematic study of Guiyang city residential real estate prices change characteristic and its driving factors and driving mechanism,analyzing the process of Guiyang city residential real estate development to determine the price of the main factors.This article from to the combination of qualitative and quantitative analysis of Guiyang city commodity housing price change influence factors and mechanism of action,the qualitative aspect,this paper respectively from the aspects of supply and demand level,analyze the influencing factors of commodity housing price,think the urban population,the tertiary industry output value proportion,residential area,residential sales,land price,China’s money supply M2,residents living electricity consumption,the actual road area,city residents balance and its added value,urban residents’ disposable income and added value,highway mileage,per capita GDP and its added value,residential development investment of 16 factors influential to Guiyang city commodity housing price changes.Quantitative analysis,this article through the establishment of empirical model,the factors affecting the main center of Guiyang city commodity housing price change is commodity housing sales area,urban population,the tertiary industry to total GDP and land transfer price.And,the commodity housing sales area,urban population,the tertiary industry to total GDP and land price,the rise or fall of these factors can cause the change of the commodity residential house prices to the same direction.All in all,this paper discusses Guiyang city housing price factors affecting mechanism,hope for the government in the commodity housing industry achieve effective macroeconomic regulation and control and management,at the same time provide a reference for decision making and personal investment real estate enterprise market.
