With the formation of commodity housing market in China,the problem of commodity housing price has become one of the hotspots of the academic circles and all circles of society.Therefore,it is of great practical significance to study the mechanism and influencing factors of commodity housing price to implement the housing security system,promote the healthy development of the economy and build a harmonious society.This article put the price of commercial housing as the research object,research on housing price mechanism and influence factors of housing price,establish the model of influencing factors of commercial housing price,taking Shenyang city as an example of empirical research,analyze the influence of various factors on the price of the house,the main contents include:1.Based on the review of domestic and foreign research status,this paper studies the connotation and mechanism of commercial housing price.The housing price is determined by supply and demand,but the extent of reaction of the supply and demand to housing price is different,the rational operation of the housing market depends on the government's macro-control,the mechanism of housing price should be based on the market price under the government's macro-control.2.Review the development of China's commercial housing market,analyzes the current situation of China's commercial housing market,analyzes the problems existing in China's housing market,and summarizes the government's regulations and control policies.3.Analyze the various factors on the impact of commodity housing prices from the actual operation of the housing market.The change of economic,policy,demographic,social and expectation caused housing price fluctuations,and the new information of housing price fluctuation will have an effect on all of the factors,leading to new fluctuations of price.4.Analyze the reasons for the high housing prices in recent years of China.The social culture and the realistic needs resulted in a considerable number of property buyers to purchase;The large profit of developers inflated the price of housing market;The prevalence of house investment makes the community expect the price rise;The housing supply system is not perfect due to inadequate supply of affordable housing.5.Establish the model of influencing factors of housing price,select of typical influencing factors which can be quantified,taking Shenyang city as an example of empirical research on the influence factors of commodity housing price.Select the related factors that affect the commodity residential house price and analysis of the influence degree of factors in Shenyang house market,analysis the economic significance of the factors that affect housing prices.6.A multiple linear regression model was established,and two principal components were extracted by principal component analysis.The influencing factors of commodity prices in Shenyang were analyzed.The research shows that the total population at the end of the year,the per capita disposable income,the residential real estate development investment,GDP per capita,the completion of the residential area,residential sales area has a positive impact on the average price of commercial housing in Shenyang,the rate on loan to the average price of commercial housing in Shenyang has a negative influence,the number of population and bank loan interest rate has the most significant influence on commercial housing prices in Shenyang.7.According to the results of research,it is proposed to allocate the housing area reasonably,improve the housing supply system;improve the supporting facilities,promote the development of housing industry.
