In recent years,real estate development industry's competition is becoming increasingly fierce,real estate development companies need to focus on improving their core competitiveness.For the business you are not good at can choose to outsource to the professional contractor to complete.Therefore,more and more real estate development enterprises choose to outsource the construction project to the professional project construction general contractor.Ensure that the construction project can be completed within a predetermined period of time,and to ensure that the quality of the project,the premise of this goal is to choose a suitable construction general contractor.Therefore,study the Ziyang Real Estate Company how to evaluate the construction general contractor and make reasonable choice has very important practical meanings.In this paper,on the basis of analyzing domestic and international relevant contractor evaluation and selection theory,according to the construction project management requirements and objectives,firstly,fully investigated and analyzed the status of each link of the Ziyang Real Estate Company's construction project general contractor evaluation and selection,and the main problems were identified.The main problems include:The planning results are not standardized and complete;The qualification examination conditions are not complete;The comprehensive ability evaluation index system is relatively short and the evaluation standard is not perfect;The contractor selection process is not standardized;The evaluation and feedback mechanism is not perfect.Aiming at the problems of the planning results are not standardized and complete,used the method of literature,improved the construction of the general contractor evaluation and selection of organizational structure,standardized the evaluation and selection process;In view of the problem of the qualification examination conditions are not complete,the method of expert scoring and literature method was used to improve the process and the content of the qualification examination;Aiming at the problems of the comprehensive ability evaluation index system is relatively short and the evaluation standard is not perfect,used Delphi Method and fuzzy analytic hierarchy process(F-AHP)to identify the comprehensive ability evaluation index and put forward the phased evaluation scheme of the construction project contractor's comprehensive ability,defined the evaluation criteria;Aiming at the problems of the contractor selection process is not standardized,used the method of literature standardized the selection process of the contractor,and put forward the solution based on performance and cost;In response to the problem of the evaluation and feedback mechanism is not perfect,used PDCA cycle and continuous evaluation and other ideas to establish and perfect feedback evaluation mechanism.Finally,in view of the above question analysis and improvement program,proposed the implementation suggestion of related plan and process of the Ziyang Real Estate Company construction project general contractor appraisal and choice.In order to ensure the smooth implementation of the project,put forward how to implement performance evaluation and the whole process of supervision and management of Ziyang Real Estate Company construction project general contractor.
