Shenzhen spent 30 years on changing from a small fishing village to a modern regional city.The development of Shenzhen can not leave without the land.The characteristics of the development and utilization of the land in Shenzhen present differences along with the city development.This paper,taking Shenzhen as an example,comb the development history of the land since the establishment of special zone systematically and analysis of the various periods of land use pattern.Shenzhen is completing urbanization in quickly,especially in 2004 after entire urbanization,the rural of Shenzhen come into being more and more dependence on the land.While the rapid economic development of Shenzhen exert a demand of a large number of land space.Urbanization since 2004,Shenzhen government declared that completed the nationalization of all the land.However,due to the relation of land compensation is not yet clear,the actual control of the land is still in the hands of the community,which causes the dilemma.of the government make it hard to take away?the farmer find it difficult to use?the market find it hard to work.In order to break the dilemma,the third plenary session of the eighteenth put forward to establish a unified construction land market,allow the operational part of rural collective construction land into the market as the state-owned land,realize the goal of at the same place and the same rights,the same price between the rural land and the state-owned land.try to break the state monopoly in the primary market of land.Shenzhen respond to what the nation call for,completed the first piece of rural collective land market transactions.See from the first piece of transactional land,the aspect of the rural land into the market is still struggling.,By the time of 2016 only two pieces of land market work have finished.Investigate its reason,Both policy does not adapt,and village collective is not positive.How to mobilize the enthusiasm of each respect,give full play to the maximum value of rural collective land and make it the rapid development of modern service in shenzhen,is worth further study.In this paper,through the analysis for current rural collective land market case.,put forward the idea of rural collective land in the market,try to break the plight of the rural collective land in the market,it is of significance to make the use of land security,while to provide reference for the development of China in other parts of the rural collective economic organizations and rural collective land in the market.At the same time also can yet be regarded as a solution to solve difficult demolished and relocated on requisitioned land.
