China's housing market reform in 1998,since then,the real estate industry has been an unprecedented development,which effectively led to China's economic growth,the real estate industry has become a pillar industry of China's economy.However,in recent years,there are many problems in the real estate market in our country,which can not guarantee the sustainable development of the real estate market.The real estate industry is currently a large inventory,resulting in oversupply,prices affected by real estate development enterprises will benefit further decline,the real estate of the upstream and downstream industries and impact China economy.At present,to strengthen the development of the real estate leasing market,has become an important means to maintain the healthy development of the real estate industry.This paper is in this context,in Guiyang City area in Yunyan District and Nanming district as the research object,in-depth study and Discussion on residential rents in Guiyang city residential rental,grasp the spatial distribution characteristics and differences,explore the factors influencing the distribution of rent,in order to fully grasp the residential rental market rules then,to provide a reference for macro management ofrental housing and economic operation of the government at the same time,to provide the reference for the housing intermediary,the owner set reasonable rent.Collect and field visits to real estate management and intermediary companies,to the lessee and the survey,I collected from January 2011 to December 2015,711 valid data,Yunyan District and Nanming District Housing rental in Guiyang City,and as a research object,to analysis the collected data and correction,and using the related theory,such as geography,geography statistics,while the use of ArcGIS software technology,using ordinary Kriging interpolation method of spatial distribution of residential district of Guiyang city rent.The results show that the rent price of Guiyang urban residential areas is generally distributed in the form of circle,and gradually decreases from the center to the periphery.Rental prices from the center of the two city to the surrounding area showed a downward trend,and the distance from the center of the city of the two areas of the higher rent,on the contrary,the lower the rent.But there is also a secondary high rent center in the local area,the secondary high rent center in Tao distribution.The rent is more dense in the centerof the city,the more the transition to the edge of the more sparse.Among them,the two cities in Guiyang residential rental space differentiation phenomenon,the East-West upward line is relatively dense,indicating that the difference in the price of residential rental.On the basis of this,this paper makes an in-depth study on the factors that affect the spatial distribution of residential rents in Guiyang.The results show that the external natural environment,infrastructure and public facilities,the level of income,housing prices,business,traffic are affecting Guiyang city urban residential rental space distribution characteristics such as the above reasons.Finally,this paper puts forward some suggestions on the development and improvement of the residential rental market in Guiyang.
