Since 1998,China implemented the reform of the urban housing system,along with the city urbanization and the rapid development of economy,the real estate boom persistent,housing prices continued to soar,the spatial variation of housing price phenomenon highlights,which takes national all levels of government,society and people's widespread attention.Taking the downtown area of Nanjing as an example,this paper uses spatial analysis and quantitative evaluation to reveal the spatial differentiation pattern of housing price and the main factors that cause the spatial difference of housing price,and then puts forward the targeted optimization strategy.Based on the price of residential district of Nanjing city center in December 2016,establishing a database which including their spatial location,construction time and the volume rate,the rate of green.Based on the results of ArcGIS and SPSS,the present situation and characteristics of the residential quarters,the spatial distribution characteristics of the housing price in the study area are analyzed by using GIS cartography,spatial analysis and differentiation measures,and summarize the regular of housing price space differentiation in the urbanization process.From the 4 levels of environmental conditions,location and transportation,supporting facilities and value-added attributes,selecting 14 related variables to construct quantitative evaluation system of housing price impact factors,and analysis the nature and extent of the influence of various factors through geographical weighted regression and the influence characteristics of significant factors are directly described through spatial visualization.According to research conclusions,from macroscopic point of view,countermeasures and suggestions for alleviating the disorderly growth and spatial difference of regional housing price are discussed.The main conclusions are as follows:(1)the total residential area built in Nanjing downtown after 1998 is 8444.16 hectares,of which 15 hectares account for 36.57%.the old plots,which were built in the late twentieth Century,are mainly inlaid in the old city and the wall of the Ming City,The new residential district,built after the twenty-first Century,is mainly distributed in the "one city and three districts".The overall level of housing price is higher,and the differences between regions and regions are obvious.The housing price level in Xuanwu and Jianye is much higher than that in Jiangning and Pukou.The high housing price area is mainly distributed in 3 city centers including Xinjiekou,Hexi CBD,Zijinshan,and high quality school districts and high-grade villas.The spatial structure of overall housing price is "multi core + circle + enclave".(2)the 5 influential factors of high quality school district,land price level,central location,prosperity level,and landscape resources have the most significant influence on the spatial differentiation of housing prices,and they are all positive factors,which showing the different strength of effect with the space position changing.(3)In order to ensure the steady progression of the real estate market in Nanjing,Nanjing should play the role of government regulation from the aspects of macro-control,business planning and land price renewal,responding to the central policy,promoting and implementing the long-term mechanism of real estate,through education policy and resource slanting,gradually realizing the equalization of high-quality education,and improving the natural landscape and improving the location and layout of the environment through the transformation of governance and rational planning.
