In 2002,the promulgation and implementation of the provisions of the Ministry of land and resources on the transfer of state owned land use rights by bidding,auction and listing,marked the standardization of land market operation.Also from this time,the domestic land prices began to rise.Then,after several years of development,in the macroscopic aspect,different city land price difference,in the microscopic aspect,within the city in different location and lots of land prices also makes the city land price difference,which shows the spatial differentiation and internal differences,and with the improvement of people's living standards and the change of the idea,the differentiation and difference is also changing with time.Therefore,the internal factors of land price of city spatial differentiation and the differences and influence will help us grasp the status quo of land spatial differences in the moment,to provide correct guidance for optimizing the allocation of land resources and rational use,to provide a reference for city regional planning,but also to guide investment for the government,to promote the balanced development of region,provide reference information support the implementation of land use regulation policy.In this paper,taking the urban area of Changsha city(five)as the study area,based on 2005-2015 as the research scope of time,with residential land as the research object,using Arcgis10.1 and statistical analysis as the research technique,spatial difference of city residential price inquiry Changsha City,and through the construction of hedonic price model,to further explore the factors causing differences the level of residential land space,analysis of causes and the dynamic mechanism of land price spatial difference.The main conclusions are:(1)Changsha five areas of the city residential land price level from high to low ranking: Yuelu District,Yuhua District,Kaifu District,Tianxin District,Furong district.Residential land prices and the number of residential plots in the region and the degree of activity related to the case,a number of cases,a high degree of activity,the greater the degree of market incentives,residential land prices tend to be high.(2)The overall trend of residential land price in the main city of Changsha tends to be higher in the western and central regions than in the eastern,southern and central regions.(3)The spatial distribution of residential land price in Changsha is not random and irregular.The results of the global spatial autocorrelation analysis show that the high value area,transition area and low value area of the residential land price in the main city of Changsha have been differentiated in space and show some spatial agglomeration characteristics.Auto correlation and interpolation analysis results show that the local space,city residential land price Changsha city appears to Mei Xihu,Yang Lake,51 square high value distribution center trend gradually decreases,is an obvious multi center spatial structure,part of the area of residential land prices lower areas are mainly concentrated in Kaifu District and Yuhua District the.Plum lake and Xihu Lake residential land value for high value center,indicating that people are no longer satisfied with the basic needs of residential living conditions,the ecological good place will be more popular.(4)The measurement of the factors affecting the residential land price in the main city shows that the volume rate has the greatest impact on the level of residential land price.The distance from the city center,near the bus station,train stations,parks,rivers and lakes have important effects on the level of residential land,residential land close to the city center or rivers and lakes and other natural ecological environment better place,residential land prices will be high.Government factors,secondary factors,subway stations,plots of residential land price level of the study area is also greater.(5)The allocation of land resources,the traditional commercial center,land supply and demand driven results,the improvement of people's living standards and the pursuit of a good living environment is caused by the Changsha city residential land price level spatial differentiation of the main reason.
