| With the rapid advancement of urbanization in China,the improvement of living standards of residents and the introduction of housing reform policies,housing price has become an important issue in residents’ lives.Recently,the “talent introduction” strategy of major cities and the gradual liberalization of the household registration policy have brought the housing price issue to the hot spot.In some cities,housing prices are too high but they are still in short supply.At the same time,there are still some cities with high housing vacancy rates.Currently,research on housing prices involves various subject areas.From the perspective of geography,this paper takes Lanzhou City as a research area to explore the spatial differentiation and influencing factors of residential secondary market price.From the perspective of geography,this paper takes Lanzhou City as a research area to explore the spatial differentiation of housing prices and the influencing factors,which can be used to further understand Lanzhou urban spatial structure and Lanzhou city housing price factors,and provide theoretical basis for decision making for relevant government departments,real estate developers and residents.This paper takes Commodity Second-hand House in Lanzhou as the research object,and collects the data through python program in SouFang.com.Firstly,the spatial distribution of house prices is visualized by ArcGIS spatial analysis tool,and the correlation between the number and grade of schools,bus stations,bus lines,subway stations,important roads,residential areas,POI density and the spatial distribution of housing prices was analyzed.Secondly,the main influencing factors of house price in each district are extracted by the Hedonic Price Model.The results show that a)the highest house prices in the four district areas is the west of Tianshui Road in Chengguan District,east of xiguan business center;intersection of Dunhuang Road and Xijin East Road in Qilihe District.;Ying Men Tan and the south of Anning Road in Anning District;Welfare East Road in Xigu District.b)In terms of the spatial aggregation of house prices,the west of Tianshui Road in Chengguan District,the Dunhuang Road of Qilihe and the Fudong Road of Xigu District are high-value concentrated areas.The eastern part of Chengguan District,the transition area of Qilihe to Chengguan and the west of Xigu District are low-value concentrated areas.c)The results of the Hedonic Price Model show that the main influencing factors of housing prices in each district are different.In Chengguan District,the main factors are the number of high schools,the distance from the Yellow River,living service facilities,volume ratio,and so on,and the most explanatory variables are entering the model in Chengguan District;the main influencing factors of housing prices in Qilihe District are roads and subway stations;the main influencing factors of housing prices in Anning District are building age,greening rate,etc.The number and grade of senior high schools and living service facilities are the most important factors in Xigu District.d)As far as the whole research area is concerned,the influence of different explanatory variables on different regions is different.According to the orientation,it can be divided into four types: “middle and low side”,“side high and low”,“east high west low” and “west high east low”. |
