In the process of urbanization,many countries recognize that insisting on urban expansion can lead to a variety of urban illnesses such as inefficient development and disorder which can really do harm to the sustainable development of cities.Therefore,urban construction and development should rely on a way which focuses on internal-oriented urban renewal rather than external-oriented urban expansion.As an important way of urban renewal,reconstruction of old districts plays a major role in preventing decline of cities,optimizing the allocation of urban land resources,improving the urban environment,perfecting the layout of urban functions and promoting the sustainable development of cities.In the long-term practice and exploration,the reconstruction of old districts becomes a continuous process along with the evolution of cities and a main mode to achieve the goal of city sustainable development.In the meantime,gradually its mode becomes more diversified and market-oriented and its theory becomes abundant.After China has experienced a rapid urbanization stage in the past decades,our country is also faced with a variety of urban problems caused by external-oriented urban expansion.Since the 18 th National Congress of the Communist Party of China,our country vigorously promote the new urbanization strategy which exactly involves the reconstruction of old districts.To achieve it,we begin to conduct exploration and practice on a large-scale which helps to expose a lot of problems to be solved.Since the reconstruction of old districts plays an imoportant role in the development of urbanization in China,under the guidance of national new-type urbanization strategy,how to select one appropriate mode of operation which aims at the problems existed in the process of it to reconstruct old districts successfully and benefit urban construction becomes an important problem to be solved in the process of urbanization.Based on the analysis and summary of the experience of the old district reconstruction at home and abroad,this paper is to straighten out and sum up the operation mode of old district reconstruction which is suitable for our national conditions.Through the comparative analysis of advantages,disadvantages and its applicability,we conclude that the Real estate-dominated operation mode which involves the participation of developers is the most suitable main mode of opertion for the future reconstruction of old districts.But,due to various reasons,the Real estate-dominated old city renovation also led to a series of social,economic and environmental issues,which attracted attention of the goverment and worth studying and resolving.So in this paper we take Real estate-dominated of the old city reconstruction project as the research object,by using the method of questionnaire investigation and expert interview,the entropy method and factor analysis method in mathematical statistics,we identify the 19 key influence factors of the dominant mode of the old city reconstruction project,and then constructs the implementation of control flow chart of old city reconstruction projects,and put some management measures for each key influence factors in detail.Finally,by comparing the two enterprises of the dominant mode of old city reconstruction project in Nanning,analysis the key factors in the actual management and project results of this two case,and analysis the relationship between these results and the key influence factors between the case management,in order to further the feasibility and effective for the key factors of management countermeasures of the Real estate-dominated old city reconstruction project.
