The real estate industry is the pillar industry of national economy, which matters the whole country economy development whether healthy, sustainable or not. In recent years, China’s housing prices have been far higher than the actual affordability of the residents, and it is growing too high and too fast. Therefore, it is necessary to analyze the main factors influencing housing prices. Only to clarify the main factors, we can formulate a series of policies and regulations to guide the healthy development of real estate, and make economy enters benign loop.This paper aims to study the main factors which influencing Xuzhou City real estate price, and focus on the relationship between housing price and land price in Xuzhou. The paper uses mathematical models to verification the relationship between housing price and land price. On this foundation, the paper put forward some suggestion to control the Xuzhou prices return to rational policy proposal, guide the healthy development of real estate, and make economy enters benign loop. |
