In recent years,the real estate industry has been the pillar strength of economic development,and the relationship between real estate market and economic goals there must be integral.At the same time,labor' migration in our country plays an important role in the process of promoting economic development.Under the new normal economic situation,besides traditional urban and rural dualistic migration,cross-industry transfer,it also contains a cross-regional transfer of the labor,which presents new characteristics.As the implementation of our courtry's two-child policy,the release of the demographic dividend is also gradually clear.As two important scale to measure the level of regional economic development,employment and housing are affecting the pace of regional self-development ability and industrial upgrading advancing in multiple dimensions.To seek the relationship between labor migration and the real estate industry agglomeration at the national level and provincial level respectively,this paper adopts the research method of both theoretical and empirical.On the basic of review,combing and comment to the related domestic and overseas research,the effect of labor migration on real estate industry agglomeration one-way mechanism is analyzed.Secondly,the present situation of Chinese labor migration and the real estate industry agglomeration is analyzed.Then,using the panel data of 31 provinces and cities,the interaction of labor's migration and the real estate industry agglomeration is measured with the method of system GMM estimation upon a simultaneous equations model,and the robustness test is accomplished.Shanghai province is taken for example,and we use variation coefficient to structure a coupling model of coordination.By using coupling model of coordination,an evaluation index system of "labor migration-real estate industry agglomeration" coupling system is established,through which the coupling degree of the labor migration and the real estate industry agglomeration of Shanghai is empirically analyzed.Relevant policy suggestions is put forward:Firstly,there exists an interaction and a reciprocal causation between labor's migration and real estate industry agglomeration in our country.Labor's migration effects the real estate industry agglomeration through the effect of external economies of scale,innovation,network and New Economic Geography.Furthermore,real estate industry agglomeration effects labor's migration by agglomerative economies and industrial linkage conversely.Judged by the calculation results of simultaneous equation model,labor's migration and real estate industry agglomeration in our country present a strongly positively promoting effect on each other synchronously.Secondly,according to Equation 1 of the simultaneous equation model,both the relative wage and rate of economic growth can accelerate labor's immigration,but relative house price plays an opposite role.According to Equation 2 of the simultaneous equation model,both the population density,tourism,and human capital cause positive effect on the real estate industry agglomeration.Nonetheless,the impact that the region's economic development level on real estate industry agglomeration is not significant.Thirdly,according to the calculation of coupling model of coordination,the coupling coordination degree of Shanghai "labor migration-real estate industry agglomeration" system shows rising trend,which verify the positive interaction coupling relationship between the labor migration and the real estate industry agglomeration of Shanghai.Depending on the coupling coordination level,the coupling process can be divided into three different stages,which becomes from “Low Coordination” to “Moderate Coordination”,then “High Coordination”,or “Utmost Coordination”.
