In recent years,with the frequent introduction of the country's property market regulation policies,the real estate development market is gradually moving towards low tide,and less affected by the policy of commercial real estate developers increasingly favored commercial real estate.Especially since the party's eighteen,to further promote the construction of new urbanization as the core of China's real estate industry to bring new hope.With the further deepening of the new urbanization,driven by the rapid development of the service industry,as an important carrier of the commercial real estate services also quickly entered the golden period of development.In the face of the city center to the high price,the number of urban residents with the growing number of cars,commercial real estate developers have begun targeting suburban urban complex.However,in the new urbanization process,the rapid introduction of foreign population,the overall level of how to develop and adapt to social and economic development,coordination,and city construction and form development and services and facilities to match the business format,is put on the government agenda.Through the research on the development status of domestic urban complex and new urbanization,the paper draws the two choices and opportunities,and focuses on the development of Yantai urban complex as the research object,puts forward rational opinions on how to promote the development of suburban urban complex.In the process of research,first by reviewing the literature at home and abroad,the concepts of urban complex and new urbanization are defined and expounded;Secondly,through the literature comparison and field investigation,the development status and problems of urban complex and new urbanization in China,combined with the requirements of new urbanization on commercial real estate development,obtains the new urbanization vigorously develop suburban urban complex construction,is an effective way to achieve regional environment and commercial value.Finally,through the analysis of the case of complex problems in the development of suburb of Yantai City,the study summed upthree conclusions: the new urbanization and suburban city complex mutual development is a win-win choice,suburban city complex should pay special attention to the healthy development of strengthening the preliminary research and demonstration,suburban city complex cannot do without the government's scientific guidance.,then provide reasonable suggestions for the government and enterprise investment.
