Research On The Influencing Factors In Housing Purchase Demand Of New Citizen

Urbanization is an important symbol of modernization and the only way for a country which also plays an important role in promoting economic transformation and upgrade and accelerating harmonious development of urban and rural areas.In the process of rapid development of urbanization in our country,some outstanding contradictions and problems also have been met which mainly embodies in the lagging situation of the national urbanization has not been changed,especially the problem of lagging population urbanization is very outstanding.Therefore,pushing the new citizens' citizenship has become an important part of new urbanization that is people-centred.However,due to the restriction of many factors such as economy,society and individual,the housing demand of new citizens could not be fully satisfied,which makes a lot of new citizens can't really integrate into the city and moving like a bird between urban and rural areas,which also seriously affects the healthy and sustainable development of our town.Therefore,deeply analyzing and exploring the factors that affect the new public housing demand and putting forward some related solutions has great significance for meeting the increasing housing demand of the new citizens,promoting the urbanization of migrant families and to live and work in peace and contentment in towns,and supporting the national new urbanization development process.Existing literature mainly study the influence factors of housing choice for urban residents,migrant workers and new college students,few studies take new citizens into the study,and the dimension of influence factors are limited,which makes the model of influence factors is incomplete.First of all,we found that the widespread phenomenon of new citizen which is poor housing conditions,high living satisfaction the number of purchase affordable housing provided by the government is limited and low housing demand by summarizing the housing situation and its characteristics of new citizens;then on the basis of analyzing the main factors influencing the new public housing demand from the dimension of individual and household,institution,housing,real estate developer and psychology,this paper constructs a model of influencing factors of new citizens' purchasing demand from the theoretical and empirical perspective;and then,some beneficial conclusions are made through empirical analysis:(1)For the floating population,housing accumulation fund system,children education,housing prices,housing location,community environment,the housing area,the urban belonging,willingness to settle,living satisfaction,investment direction and the expaction of future house prices have significant effects on the housing demand in the key explanatory variable,among this housing prices,and willingness to settle and housing area have more impact;in the control variables,age,gender,family income per month,the number of families who live together,the time living in the city,and the condition that whether has a house in their hometown have significant influence on the housing demand.(2)For the passive transfer population,the housing accumulation fund system,housing location,community environment,housing price,housing area,the urban belonging,willingness to settle,the investment direction and the expaction of future house prices have significant effects on the housing demand in the key explanatory variable,among this housing prices,willingness to settle and investment intentions have more impact;in the control variables,age,gender,family income per month,the number of families who live together,and the time living in the city has a house in their hometown have significant influence on the housing demand.(3)For new graduate students,the system of housing accumulation fund,housing subsidies,housing location,community environment,house prices,publicity of real estate developers,promotional activities,the urban belonging,willingness to settle,and the expaction of fruture houseprice have significant effects on the housing demand in the key explanatory variable,among this willingness to settle,the popularity of real estate developers,housing subsidies have more impact.in the control variables,age,family income per month and the current housing type have significant influence on the housing demand.Finally,based on the above conclusions,some suggestions are to satisfy the new citizens housing demand from the view of government and real estate developers.
